Make Minor Repairs
Tighten loose knobs, fix leaky faucets, clean clogged drains, secure loose shingles, repair torn screens, replace broken panes and remove stains.
Reduce Clutter
Sort through closets, cupboards and storage areas. Remove excess furniture to make rooms seem more spacious. Put items in storage if necessary.
Clean
Not only should your home be spotless, it must smell clean. Hire a professional cleaning service if necessary for a one-time, extremely thorough cleaning. Remove odors from pets, smoking and cooking.
Paint
Your home should be clean and freshly painted in neutral colors. Remove any wild or dated wallpaper.
Update Floor Covering
Replace old, dirty or worn-out carpet. Replace dated flooring coverings in bath and kitchen.
Repair or Replace a Leaky Roof
One tiny water stain will make a buyer question the roof and maintenance issues in general. Repair damage to ceilings.
Repair a Wet Basement
The problems can be as easy to fix as installing covers over window wells or putting up gutters. If the moisture problem requires more extensive repairs and you are not able to make them, be prepared to explain the problem to the buyer. Never try to cover up the signs of a wet basement
Exterminate
No one wants to inherit insect or rodent problems. Call in a professional to rid your home of pests. Allow time for the smell of the pesticide to disappear before showing your home.
Kitchen
Clean off counters. Make sure your refrigerator does not collect too many magnets or your counters collect too much mail. Stow away large counter top appliances such as microwaves, toaster ovens, etc.
Update The Bath
Clean and paint. Consider replacing the vanity, stool and sink if necessary. A stained tub can be resurfaced.
Gussy Up the Front Entrance
Paint or replace the front door. Adding brass accents such as house numbers, doorknobs and a kick plate, make a good first impression. Add blooming plants if the season allows. If your point of entry for showings is another entrance make sure that area is just as inviting.
